How Old is the Roof?
When you are looking at your home’s roof, it helps to know how old it is or when it was last repaired. If the home has it’s original roof, and its at least 15-20 years old, its a good time to have it professionally inspected. A roof can sometimes last longer, but it all depends on the existing structure and shingle type.
How is the Roof Ventilated?
A healthy roof needs correct ventilation. If the roof is lacking air flow, there will be problems with mold and mildew. Some of the ventilation concerns come down to adequate insulation with a gap-free layer, vapor barriers in the attic, and correct vented spaces to allow air in and out correctly.
Shingle Type
Shingles are commonly used for roofing, but it is important to know what type of shingles you currently have and what you’d like to replace them with. Asphalt shingles can have a layer applied directly over them if it is the original roof. Other homes may need replacement due to harsh weather conditions that have caused damage. The pitch and slope will all play a role in selecting the right type of roofing materials for your home.
